What our Bali investment concierge arranges

Clients typically reach us at one of three stages: scouting (first trip, deciding whether Bali fits at all), shortlisting (second or third trip, specific areas and properties in play), or committing (structure being drafted, family relocating, school places needed). We build a different week for each stage, but the working parts are the same:

Concierge fees are quoted per itinerary; rates on request via WhatsApp. Any commercial terms on property, legal, or advisory work sit entirely between you and the licensed parties involved.

Four areas cover most serious inquiries, and they behave very differently as places to hold property or live. An orientation day is not sightseeing — it is a structured comparison, driven in a logical loop with time built in for unplanned stops when a street or a listing catches your eye.

Kura Kura Bali SEZ and the Indonesia Financial Center plan

The question we now hear on almost every orientation tour: what is happening on Serangan Island? The short, sourced version. Kura Kura Bali is a 498-hectare Special Economic Zone on Serangan (Turtle Island), established under Government Regulation PP 23/2023, roughly 15 minutes by car from Ngurah Rai Airport, between Nusa Dua and Sanur. It has been targeted to become the Indonesia Financial Center under a directive from President Prabowo, and on 4 May 2026 Coordinating Minister Airlangga described a financial-sector SEZ in Bali that would include a financial center and a family office scheme with special incentives.

Two physical anchors are visible today. The Grand Outlet – Kura Kura Bali, a roughly US$100 million joint venture between Mitsubishi Estate and PT Bali Turtle Island Development, has a reported opening date of 31 July 2026 according to Bali Discovery and bali.live, with about 29,000 m² of leasable space and around 150 stores — our full briefing is at The Grand Outlet – Kura Kura Bali guide. Kura Kura Marina is under construction with capacity for around 146 yachts, main works underway since April 2025 and a phased opening from 2026.

What this means for any individual investment is exactly the kind of question we do not answer. Announcements are not implementing regulations, and incentive schemes matter only in their final legal detail. Investor visas, KITAS, and relocation support

Immigration status shapes everything else — what you can sign, how long you can stay, how your family settles. Visa and KITAS work, including investor visa categories and KITAP pathways, is arranged through our group’s operating brands, which run these processes for expatriate clients year-round alongside a 24/7 concierge hotline, relocation assistance, secure villa placement, and private medical concierge services.

For families, we sequence the moving parts so they land in the right order: school applications and campus tours first (places at the established international schools are the least flexible variable), then housing near the chosen school, then the visa timeline mapped against travel dates. On arrival we put airport fast-track in place so the first hour in Indonesia is a lounge and a stamped passport, not a queue with tired children.

We coordinate the calendar and the people. The legal substance of any visa application is handled by the licensed practitioners doing the work — and we encourage you to question them directly and keep your own counsel involved.

Villa and land viewing logistics

A viewing day fails in predictable ways: too many properties, too far apart, no notes, and by 4 p.m. every villa has blurred into the last one. We fix the mechanics. Viewings are sequenced geographically, capped at a realistic number per day, and driven by a chauffeur who knows the back routes. After each stop we log photographs, asking prices as stated by the agent, and your own reactions while they are fresh. Promising properties get a second visit at a different hour — morning light and evening traffic tell you things a single 11 a.m. viewing never will.

For land, we make sure the practical questions travel with you: access, water, electricity, and the boundary situation as the seller describes it — recorded, so your notary and surveyor can verify every claim later. We do not perform due diligence ourselves, and no verbal statement made during a viewing should be relied on until licensed professionals have checked it.

Clients with privacy or profile concerns can add discreet private security to viewing days, and our drivers are used to working alongside protection teams.

Introductions to licensed notaries and agents

The most valuable thing we hand over is often a meeting. When you are ready to move from looking to structuring, we introduce licensed notaries (PPAT), registered agents, and advisers active in the specific area you are considering. The engagement is then yours: you agree terms with them directly, their duties run to you, and we stay out of the legal room. We never hold client funds, never witness documents, and never sit between you and your own professionals.

That separation is deliberate. Indonesia’s property and investment rules reward buyers who pay for independent, licensed advice early — and punish shortcuts. Our job is to make sure the right professionals are in front of you quickly, with your week structured so their advice lands on real, visited, documented options.

Do you sell property or earn commissions on transactions?

No. We are a concierge desk, not a brokerage. We arrange tours, viewings, transport, visas through our group’s operating brands, and introductions to licensed professionals. Commercial terms on any property or advisory engagement are agreed directly between you and the licensed parties. Our concierge fees are quoted per itinerary — rates on request via WhatsApp.

Can foreigners own land or villas in Bali?

This is a legal question with serious consequences, and the honest answer is: structure it with a licensed Indonesian notary and independent legal counsel, not with a blog post or a concierge desk. Options and restrictions depend on your nationality, visa status, and intended use, and the rules evolve. We arrange the meeting with the professionals; we do not advise on structures.

How long should a first orientation trip be?

Shorter trips force decisions on first impressions; longer ones rarely add much on a scouting pass.
