Who built it and where it sits
-
A Mitsubishi Estate joint venture
A 50:50 joint venture between Mitsubishi Estate of Japan and PT Bali Turtle Island Development, structured through Grand Outlet Bali Investama, at Ask For Price. For a shopper that ownership is the most useful signal available before the brand list lands: a venture at this level is built for international retail, not a local bazaar format.
-
Inside a Special Economic Zone
Serangan is the site of the Kura Kura Bali SEZ, 498 hectares established under Government Regulation PP 23/2023. That status carries incentives and infrastructure priority ordinary developments do not get. Kura Kura Marina is under construction on the same island with capacity for around 146 yachts.
-
Open-air, not an enclosed mall
A 4.7 hectare site with about 29,000 sqm of leasable space across three floors and a semi-basement, built as pedestrian lanes and courtyards around a waterfront promenade. You walk between stores in tropical weather, so mornings and late afternoons are the comfortable windows.

Brand list
What is confirmed and what is not
Brand mix is the first question every client asks, so it is the one place we refuse to guess. Any page claiming a confirmed tenant roster ahead of the official announcement is speculating.
On the record
- Around 150 stores, marketed as about 100 premier brands
- Three retail floors plus a semi-basement
- About 29,000 sqm of leasable space
- A Ask For Price joint venture inside a national-priority SEZ
Not announced
- The official brand and store directory
- Which categories sit on which floor
- Opening discounts or promotional pricing
- Trading hours beyond the opening period
Our brand tracker is refreshed weekly. Names appear there with a date stamp once the developer, on-site signage or our own team can verify them, and not before.
Open the brand trackerDrive times from each area
Only the airport figure is developer-stated. The rest are our own concierge planning estimates from routing clients across south Bali, and they swing with the hour. Traffic is lightest before 9am.

Ride-hailing works for a solo run, but a return car at 6pm from Serangan is exactly what goes wrong without a booked driver. Our transfer holds the car on site and repositions to whichever exit you finish at.

An opening is a rollout
Large retail projects open in phases. A centre can be officially trading while a share of units is still fitting out, so treat the early weeks as a rollout rather than the finished article.
Crowds land at predictable times
The heaviest pressure is weekends, late afternoons and evenings, and whichever food and beverage outlets are trading. Weekday mornings are the calm window.
Logistics are the real variable
Parking capacity, taxi staging and ride-hailing pickup zones at a new site are all untested. This is where a pre-booked car with a driver who waits earns its keep.
How we run a first visit
Go on a weekday, arrive at opening hour, walk the full centre once to scout before buying, take the waterfront promenade for lunch, and buy on the second pass.
