What it actually is
Shops inside a beach club
FINNS opened on Berawa in 2016 as a beach club and added retail afterwards. The shops share the site with pools, restaurants and a sound system, which is either the appeal or the reason to go somewhere else.
Bought to wear here
The stock is resort wear, swim and accessories, chosen for immediate use rather than for the flight home. That is the opposite of duty-free, where the goods are sealed and collected at the airport.
Curated rather than comprehensive
About 120 labels, with the Grand Boutique alone taking over 1,500 square metres. It is a selection, not a directory, and the roster turns over with the season.

The retail floor sits inside the wider FINNS complex, which covers over 30,000 square metres. You do not need a beach club booking to reach the shops, but the two are laid out to be visited together.

If you are looking for a specific label, ask before you drive out to Berawa. We check the floor and tell you either way, which is a better use of an hour than the Canggu road at five o'clock.
Getting there, and what it costs
Berawa is close to Seminyak on a map and further in practice. Canggu has two usable roads and both queue from late afternoon.
Parking on site is generous by Canggu standards, for cars and motorbikes both. That is a real advantage in a district where most venues have none.
Who it is right for
Shopping is the second reason people are on this site, not the first. Whether that helps or gets in the way depends entirely on what you came for.
Go if you want
- A whole day in one place Pool, lunch, shops and sunset without moving the car. Nothing else in Canggu offers that.
- Swim and resort wear The deepest selection of either in the district, and the reason most people come.
- To stay in Canggu If you are based on Berawa or Batu Bolong, this saves the run south entirely.
- Parking that exists On site, for cars and bikes. In Canggu that is worth stating.
Go elsewhere if you want
- Duty-free None here. T Galleria on the bypass is the only dedicated duty-free floor in Bali.
- Quiet It is a beach club. There is music, and from midday there is a crowd.
- A budget Premium throughout. For discounted stock, the outlet centre on Serangan is the format.
- Chain brands No department store and no international high-street names. Discovery or Beachwalk in Kuta carry those.
FINNS Retail questions
Do I need a beach club booking to shop here?
No. The retail precinct is reachable without one. If you want a daybed or a table as well, book that separately and in advance, particularly at weekends.
Which brands are actually there?
No tenant directory is published, and we are not going to print a list we cannot stand behind. The categories are swim, resort wear, jewellery, eyewear, footwear and homeware. Ask the desk and we check for a specific label.
Is it duty-free?
No. Everything carries local tax and leaves with you the same day. For tax-exempt purchases before an international flight, T Galleria by DFS is the only dedicated option on the island.
How far is it from Seminyak?
About 15 kilometres, which is 25 to 40 minutes. From Kuta it is 18 to 20 kilometres and 30 to 50 minutes. Both figures move sharply after four in the afternoon.
Is there parking?
Yes, on site, for cars and motorbikes. It is one of the few places in Canggu where that is true, and it is a genuine reason to drive rather than ride-hail.

The Canggu road punishes a quick trip. With a driver holding the car you can spend the afternoon on the site and leave after the traffic has thinned rather than in the middle of it.
